ROOMMATE POLICY


TO ADD A ROOMMATE:


If you want to apply to have a roommate added as a tenant to a current lease, please complete the contact us form below to make your request. We will need the property address, the new roommates first and last name, email address and phone number. After we received this request we will send an application linked to the property.


We will need the potential roommate to apply, be approved, and a Roommate Addendum to the lease will need to signed by the existing and new tenants, before they can move in. If you move in an occupant that is not on your current lease, you are in violation of your lease.


Occupancy of the premises by an unauthorized occupant prior to the written consent and approval of owner will be considered a material breach of the Agreement and may subject all residents to immediate termination of tenancy.


Please carefully read our Screening Criteria page before submitting your application. Your application fee is non-refundable if your application is considered and is denied due to failure to meet our criteria requirements.


TO REMOVE A ROOMMATE:


We will need a 30-day notice to vacate in writing from the roommate that will be moving. The roommate that is moving will be financially responsible for the full 30 days after the notice to vacate is received.


After the notice is received we will send a Roommate Release addendum to your lease that must be signed by all roommates before the roommate that is moving can be removed from the lease.


No Security Deposit refunds are made by owner until the entire premises are completely vacated and then only to the last remaining co-resident(s). Therefore, no refund or rent proration will be made to the departing roommate in the interim. Any deposit returned will be made payable to all remaining roommates. All other roommates must provide a written authorization if any roommate requests that a check be made payable to only one roommate.
